How to Compare Home Warranty Plans
A step-by-step method for comparing home warranty plans side by side, from coverage lists and limits to service fees, exclusions and claims rules.

Home warranty plans can look alike at first glance, with similar names and similar lists of covered items. The real differences hide in the limits, exclusions and service terms. A structured comparison helps you see which plan actually fits your home.
Step 1: Inventory your home
Before you compare anything, write down what you want protected. Walk through your home and note:
- Heating and cooling equipment, with approximate ages
- Water heater type and age
- Kitchen appliances, including any built-in microwave
- Washer and dryer
- Garage door opener
- Extras like a pool, well pump, septic system, sump pump or second refrigerator
Older items are usually the most likely to fail, so they deserve the most attention. This list keeps you from paying for coverage you do not need, or missing coverage you do.
Step 2: Compare what is covered
Line up the plans and check each item on your list. Pay attention to:
- Which tier includes each item. Some appliances only appear in the higher tiers.
- Which add-ons you need. Pool equipment, well pumps and septic systems are often optional.
- Component details. A plan may cover a refrigerator but exclude the ice maker, or cover plumbing but exclude certain fixtures.
Write down any item that is not covered by a plan you are considering, so you can decide whether that gap matters for your home.
Step 3: Compare limits
Coverage limits often matter more than the list of covered items. For each plan, find:
- Per-item limits, especially for HVAC, water heaters and appliances
- Aggregate limits, the maximum the plan pays over the contract term
- Special limits for things like code upgrades, permits, haul-away and access costs
A plan with a low price and low limits may leave you paying the difference on a major repair.
Step 4: Compare the real cost
The price of a plan includes more than the premium. Compare:
- Premium, paid monthly or annually
- Service call fee, paid each time a technician visits
- How often you expect to file claims, given the age of your systems
- Out-of-pocket costs above limits
A lower premium paired with a higher service fee may cost more if you file several claims in a year. Run a rough estimate using a couple of likely scenarios.
Step 5: Read the exclusions
Exclusions can make or break a claim. Look for language about:
- Pre-existing conditions and how they are determined
- Maintenance requirements and what records you might need
- Improper installation and code violations
- Secondary damage, like water damage from a leak
- Rust, corrosion and sediment buildup
- Items that are inaccessible without cutting walls or floors
Ask for a sample contract. The brochure will not show all of this. If a provider will not share the full contract before you buy, treat that as a reason to look more closely.
Step 6: Compare service and claims terms
How claims are handled affects your experience as much as coverage does. Check:
- Waiting period before coverage begins
- Technician choice: whether you must use the provider's network or can choose your own contractor
- Response times stated in the contract for routine and urgent requests
- Repair or replace rules, including cash-in-lieu options
- Workmanship guarantee on completed repairs
- Cancellation and renewal terms, including any price change at renewal
Also confirm the plan is available where you live. Coverage and regulations vary, so check our home warranty by state page.
Finally, put it all in a simple table. Make one with plans across the top and these rows down the side: covered items, add-ons, per-item limits, aggregate limit, premium, service fee, waiting period, technician choice and key exclusions. Seeing them together usually makes the best fit obvious, and it shows which questions you still need answered.
