Home Warranty Add-Ons Explained

Learn which home warranty add-ons are common, like pools, well pumps and second refrigerators, and how to decide which ones are worth paying for.

A basic home warranty usually covers major systems and common kitchen and laundry appliances. But many homes have equipment that falls outside the standard list, like a pool, a well or a second fridge in the garage. That's where add-ons, sometimes called optional coverage, come in.

What an add-on is

An add-on is extra coverage you pay for on top of a base home warranty plan. Each one covers a specific item or system that isn't included by default. You typically choose them when you buy the plan, and each adds to the price.

Add-ons follow the same basic rules as the rest of the contract: service fees per claim, coverage limits, exclusions for pre-existing conditions and requirements for reasonable maintenance.

Common add-ons

The exact list varies by provider, but these are common:

  • Pool and spa equipment: pumps, motors, filters and heaters. See our pool and spa coverage page.
  • Well pump: the pump that supplies water to homes not on city water. More at well pump coverage.
  • Septic system: often the pumping or the septic line from the house to the tank.
  • Sump pump: the pump that keeps water out of basements and crawlspaces.
  • Second refrigerator or standalone freezer: a fridge in the garage or basement.
  • Roof leak repair: limited repair of leaks over occupied living areas.
  • Additional HVAC units: for homes with more than one system.
  • Water softener: in some plans.

Some plans bundle a few of these into a higher tier rather than selling each one separately.

How to decide which ones you need

Start with what's in your house. Walk through and list any equipment not covered by the base plan. Then ask:

  1. How old is it? Older equipment is more likely to fail.
  2. What would a repair or replacement cost? A pool pump motor or well pump can be a meaningful expense.
  3. How much does the add-on cost per year? Compare that against the likely repair bill.
  4. Could you handle the cost from savings? If yes, you may skip it.
  5. What are the coverage limits? Some add-ons have low caps that may not cover a full replacement.

Read the fine print on each add-on

Add-ons often have their own specific limits and exclusions. For example:

  • Pool coverage may cover the pump and filter but not the pool shell, liner or cleaning equipment.
  • Roof leak coverage usually means repairing a leak, not replacing the roof.
  • Septic coverage may be limited to certain parts of the system.
  • Well pump coverage may exclude the well itself, wiring or water quality issues.

Ask for the sample contract and read the section for each add-on before paying for it.

A quick example

Say your home has a pool, a well and a fridge in the garage. The base plan likely covers none of those. You might decide the well pump add-on makes sense because your whole household depends on it and the pump is getting older. You might skip the second fridge add-on because the fridge is new and still under its manufacturer warranty. And you might weigh the pool add-on against how old your pump and heater are. That kind of item-by-item thinking keeps you from paying for coverage you don't need.

Timing and double coverage

Most providers let you add optional coverage only at the start of a contract or at renewal. Some have a waiting period before coverage begins. If you're buying a home, decide on add-ons before closing so they start with the plan.

Check whether any equipment is still under a manufacturer's warranty. A new pool heater or a recently installed well pump may already be covered for parts. In that case, an add-on might not be worth it until the original warranty ends.

Finally, keep receipts for any service on add-on equipment, like annual septic pumping or pool equipment maintenance. Like the rest of the contract, add-on coverage usually expects reasonable care.
